A Comparative Market
Analysis will be prepared which will
help determine the optimum selling
price for your property. The CMA provides
information on:
- similar properties
that are currently listed
- similar properties
that have recently sold firm or
"on condition"
- similar properties
that failed to sell
- information on
current market conditions and statistics
that will back up the selling price
and will be used when negotiating
offers.
By looking at the
properties currently listed, we can
see exactly what alternatives a serious
buyer has to choose from. We can be
certain we are not underpricing the
property.
By looking at similar
properties recently sold, we can see
what homeowners have actually received
over the last few months. This information
is used by lending institutions to
determine how much they will be willing
to lend a buyer for your home. Together
you and Kevin will establish the final
listing price for your property.
The listing will
be processed for the Multiple Listing
Service (MLS) within 24 hours exposing
the property to over 19,000 Agents
in the Greater Toronto, Mississauga
and Oakville areas.
The Re/max sign will
be placed on your property within
48 hours.
The listing will
be placed on Kevin's website which
will expose your property to anyone
in the world who has access to the
Internet.
A 3-Step Marketing Plan will be prepared outlining the exposure
your property will receive on a regular
basis.
Feature sheets will
be prepared highlighting the unique
qualities of your property. Photographs
will be taken and brochures prepared
for distribution to potential buyers
and other real estate agents.
An Open House will
be scheduled for real estate agents
within the first 10 days of the listing
agreement. Open Houses will be scheduled
for Public viewing as mutually agreed
upon.
All feedback will
be given to you regarding agent showings
and buyer comments. A record of showings
will be maintained and you will be
kept up-to-date on all activities
related to the sale of your property.
